Sheetrock / Drywall Inspection

Drywall installation is more than hanging board and mudding seams. A proper inspection at this phase verifies that the right materials were used in the right locations, installed correctly, and finished to a standard that will hold up long after the paint goes on.

Installation & Board Compliance

Verification that drywall type and placement meet GA-217 standards. The most common defects include standard gypsum board installed too close to tub and shower surrounds, regular drywall used on exterior ceilings where exterior-rated soffit board is required, and incorrect board type in the firewall assembly between the living space and garage.

Fastener Inspection

GA-217 establishes the standard for fastener spacing, depth, and pattern. Overdriven, underdriven, or improperly spaced fasteners cause nail pops, surface cracking, and structural failures after the home is occupied.

Finishing & Texture

Tape, mud coats, corner bead, and texture reviewed for proper application and consistency. Poor finishing technique causes seam cracking, corner failures, and surface irregularities that become visible after painting.

Finished Appearance

Walls and ceilings checked for bows, waves, crowns, and surface irregularities that will telegraph through paint.

Why this Phase Matters

Defects identified at this stage can still be corrected by the builder at minimal cost. Once paint is applied these same defects become disputes, warranty claims, and expensive remediation. Review one of our sample inspection reports before you schedule.
