Pre-Drywall / Insulation Inspection

The Pre-Drywall Insulation Inspection is the follow-up phase inspection performed after the Frame & Rough-In Inspection is complete and insulation has been installed. It is a distinct inspection from the frame phase — focused specifically on insulation coverage, fire caulking, foam sealing at windows and doors, and confirming the exterior envelope is substantially weather resistant before drywall begins and the walls are permanently sealed.

What Is Inspected

Insulation Installation

  • Insulation type and placement verified for correct application throughout the home
  • Batt insulation checked for proper fit, full coverage, and correct facing direction
  • Spray foam verified for coverage, thickness, and proper application at rim joists, penetrations, and critical air sealing locations
  • Blown-in insulation confirmed for proper depth and coverage in applicable areas
  • Gaps, voids, and compressed insulation identified — common deficiencies that reduce thermal performance and create pathways for moisture

Foam & Fire Caulking — Insulation Company Responsibility

This is one of the most overlooked aspects of the pre-drywall phase. In new construction, the insulation contractor is typically responsible for foam sealing and fire caulking — not the framing crew and not the drywall crew. If it doesn't get done at this phase, it often doesn't get done at all.

  • Fire caulking verified at all required penetrations through fire-rated assemblies
  • Foam sealing confirmed at all wall penetrations, top plates, bottom plates, and framing gaps
  • Window and door jambs verified for proper foam installation

Exterior Weather Resistance — Pre-Drywall Confirmation

  • Housewrap and exterior dry-in verified for integrity, proper lapping, and fastening
  • Window and door installations confirmed for proper flashing and integration with the weather barrier
  • Any gaps, tears, or unsealed penetrations identified before they are covered

Why this Phase Matters

Once drywall is up, everything installed at this phase is inaccessible without demolition. Missing fire caulking at a penetration is a code violation hidden in your wall. An improperly foamed window frame is a direct pathway for air infiltration, water intrusion, and mold that may not show up for years.

An independent inspection at this phase documents what was installed, confirms it was done correctly, and gives the builder the opportunity to correct deficiencies before the walls close.
