In Florida's climate, the roof is your home's first and most critical line of defense against water intrusion. What gets missed during construction — improper flashing, inadequate fastening, or compromised underlayment — rarely shows up as a leak until months or years after closing.

Single Inspection Clients — Final Roof Inspection

For homeowners scheduling a single inspection, the roof is inspected as part of the Final Walk-Through Inspection before closing. At that point the roof is complete and the inspection covers everything visible and accessible.

What is verified at final: 

  • Shingle or tile installation, fastening, alignment, and coverage 
  • Ridge caps, hip caps, and starter courses 
  • Step flashing, valley flashing, and drip edge installation and integration 
  • All roof penetrations inspected for proper flashing and sealing 
  • Wind resistance — fastener count and placement verified, critical in Tampa Bay's high-wind zone • Gutters and downspout placement where installed 

Full Contract Clients — Three-Phase Roof Inspection

Homeowners enrolled in Inspect-O-Graff's Full Contract Phase Inspection Program receive three dedicated roof inspections built into the construction sequence.

Why this Phase Matters

A roof installed with missing flashings, incorrect fastener counts, or improperly lapped underlayment may pass a visual glance from the ground and still fail in the first major storm. An independent inspection documents the installation while it can still be corrected at the builder's cost.
