Do I really need an inspection on a brand new home?

Yes. Municipal inspections are limited in scope and do not provide a comprehensive quality control review. A third-party inspection helps identify issues early and ensures construction meets proper standards.

What is the difference between a 4-point and a wind mitigation inspection?

A 4-point inspection focuses on the condition of four key systems: roof, electrical, HVAC, and plumbing. A wind mitigation inspection evaluates features that may reduce insurance premiums by improving storm resistance.

How long does a home inspection take?

Most inspections take between 2 to 4 hours depending on the size, age, and condition of the property.

What happens if the inspector finds something wrong?

You receive a detailed report outlining the issue, along with supporting photos. This allows you to request repairs, negotiate, or plan next steps.

Should I be present during the inspection?

Yes, when possible. Being present allows you to ask questions and gain a better understanding of the property.

How soon do I get my inspection report?

Reports are typically delivered within 24 hours.

What is an 11-month warranty inspection and when should I schedule it?

This inspection is performed before your builder warranty expires, typically around month 10 or 11, to identify issues that should be addressed by the builder.

What does a phase inspection include?

Each phase inspection evaluates specific components of construction at critical stages, helping ensure quality and proper installation before the next phase begins.

What is the difference between a city inspector and a private inspector?

City inspectors verify minimum code compliance. A private inspector provides a more detailed evaluation focused on quality, performance, and long-term durability.

Can you inspect a home that is already built if I think there are problems?

Yes. We perform inspections and defect investigations on completed homes to identify issues and recommend next steps.

What is a limited defect consultation?

This is a focused inspection for a specific concern, such as a leak, crack, or suspected defect, without requiring a full inspection.

Do you inspect Del Webb and other 55+ community homes?

Yes. Inspect-O-Graff has extensive experience inspecting homes in Del Webb and other active adult communities across Tampa Bay.

Does Inspect-O-Graff still offer termite or WDO inspections?

We were a licensed pest control and WDO inspection company for over 20 years and completed thousands of termite inspections across Tampa Bay. As of 2025 we have retired that license and no longer offer WDO or termite inspections. For termite inspections we recommend contacting a licensed pest control company in your area. Our focus is now exclusively on building and home inspections which is where our ICC certifications and 30 years of construction expertise are best put to work for you.
